It all started back in June 2022, when developers of Steenser Construction met with ROI Properties. At the time, Die Skuur was little more than an exciting concept; it was a preliminary vision and an empty piece of land that quickly grew into a partnership with shared goals.

ROI Properties came on board as the sole mandate holder, teaming up with PersonaBlaze as marketing partner. From day one, it was a hands-on process: running market analyses across Cape Town's Northern Suburbs (Kuils River, Brackenfell and Durbanville), working with Red Atlantic Architects to refine floor plans, and shaping a launch strategy that would do justice to the vision.

By August 2022, the foundation of trust and collaboration was in place. ROI introduced bond originators like Multinet Home Loans and ABSA, while BMH Attorneys became involved on the legal front. The vision was clear: create a development that stood out for its community appeal, affordability, and long-term value.

After months of planning and minor setbacks, Die Skuur had secured its STP approvals in April 2023. Just weeks later, the first render images arrived, giving everyone a glimpse of what this boutique development could be. It was crunch time. The PersonaBlaze team had just one month to prepare everything for the official pre-launch: brochures, billboards, booklets, flyers, the website, you name it! The official pre-launch event, held at Skilpadvlei Wine Farm in June 2023, indicated success with multiple signups and interest from potential buyers and investors.

But, like any development, Die Skuur’s road to success had its share of bumps along the way. The timing couldn’t have been tougher: South Africa’s coldest winter in years, interest rates at a high, and an election year that left the economy sluggish. Sales were slow, and by late 2023, it was clear that the original targets weren’t going to be met overnight.

Instead of giving in, the team regrouped. ROI Properties and PersonaBlaze worked with Steenser Construction to drive the project forward with a strong networking approach, connecting directly with potential buyers through investor evenings and relationship-building efforts that put them face-to-face with the people behind the project. It wasn’t until the official groundbreaking in August 2024 that a fresh sense of urgency was created, and by October 2024, after interest rates began to drop and market confidence returned, all 45 units were officially sold out.

The journey wasn’t smooth, but it was real. And in many ways, that’s what makes Die Skuur such a powerful story. It’s proof that with persistence, the right partnerships and a clear vision, even tough conditions can be turned into success.
